As former renters, we made sure to design and furnish the house with you, the renter, in mind. All the details are done to make you feel like you are in your home away from home.
Due to how 2024 has gone with renters as of 9-28-24, I am removing all my personal decorations except artwork, I am removing some of the items in the kitchen that make it such a well stocked kitchen, I am removing other décor and furniture, and bedside/vanity rugs are not being replaced. This is because of the condition many of this year'
Due to how 2024 has gone with renters as of 9-28-24, I am removing all my personal decorations except artwork, I am removing some of the items in the kitchen that make it such a well stocked kitchen, I am removing other décor and furniture, and bedside/vanity rugs are not being replaced. This is because of the condition many of this year's renters have left the house in. Kitchen items lost/stolen and/or put back dirty. Trash and marijuana joints left throughout the house with the lingering smells. Soda and such spilled on walls, furniture and floors and left. Furniture broken, scratched and stained. More than 10 guests sleeping in the house, the house used as an event center during the day, used as a hotel with as many as 17 people going through in one weeks time. My pet limit of 2 dogs repeatedly violated, along with pets not even registered but brought into my home . Rugs at the sides of beds and in front of sinks used as dog beds. Dog crap and cigarette butts all over the yard. Pool toys and beach gear discarded and left for me to dispose of.
I will restrict groups from renting Baycation again that have done these things in my home. I have banned 6 groups so far this year alone, bringing my total to 8 since I began renting in 2019. I will be increasing my prices for summer and scallop season to cover replacement costs of appliances and furniture. To my good renters on my VIR list, I will maintain my contact with you and will offer you discounted pricing, but the rest can rent other homes or pay the higher prices. Please sign up for the VIR list if you are a good renter and have not signed up yet, but keep in mind, I keep notes on how each group left the house.

The Ring Cameras are a valuable tool for us. With this we can see who comes into the driveway when we have no guests. We can see how many guests actually arrive (yes, we have had more guests and pets arrive than we allow), and we can see how many people just come to see what there is to see. We installed the cameras after a group that did much damage to the house, our neighbor told us they had 4 dogs and about 20 people. After that event, we decided to get cameras. With them, we were able to see the incredible number of lookie-loos. We had the signs made about "Cameras in Use" and "Private Drive", and it really cut down the number of uninvited visitors. We only view the lower level entry doors and driveway, so it is for security only. With the property being so secluded, the Ring cameras add a layer of protection to our property and yours.

A guest once commented on how it would be nice to have another set of stairs into the water at the end of the dock so at low tide a kayak could still be launched. Great idea, one we had not considered. So we had a set of stairs built at the end of the dock.
We once had a guest mention that they love the big area under the house, how it is a nice place to sit in the shade but still be near the pool. So we furnished and decorated the area below the house with party lights on a switch inside and chairs, a swing, and a custom made table so people could have another area to gather.
So yes, we read the guest book each time we come, and use what we read to make the house better and better.
Simple answer, code does not allow it. Because of the flood zone we are in, when you build a new home you cannot have a bathroom on the ground floor. That said, after you get your certificate of occupancy, some homeowners add one. We choose not to since rental homes are inspected yearly by the county and it could be an issue someday.
First, we are long distance owners. To us, winter time in FL is much warmer than where we are. So in the building process we decided pool heat would not be neccessary. On our second build (a house since sold), we did put pool heat. However, the amount we can reasonably charge versus how much it actually costs is vastly different. Considering pool heat is used in months that the rent is much less, heating a pool puts what would be a break-even situation into a loss situation. So we decided not to add pool heat to Baycation and instead focus our dollars on keeping the house in very good condition.
Baycation is a 3500 square foot house built with concrete and Styrofoam walls. Which means, it is very well insulated. Why then would I have a $700 electric bill in July of 2023? Because of renters leaving the doors open while the AC is on. I am made even more sure of this since one AC unit froze up in July, AND I have had mold growing around the AC vents in the upstairs rooms. All this has made us realize we cannot continue down the path of no restrictions. Some renters respect your property, but unfortunately some do not. Thus, thermostat controls that shut the units down if the doors are left open and that restrict the low setting on the AC. We also have a dehumidifier to control the humidity in the house. It has a locked cover because some renters have adjusted the humidity setting to higher than we want it, so we had to install the locked cover.
The VIR list is the "Very Important Renter" List. We came up with it when we were thinking several thoughts, like "how do we make sure our best renters return year after year", "how do we communicate any changes to our best renters", " etc. So we thought if we could get contact info on our renters, then determine with our house cleaner if they were good renters, we could come up with a list. As you know, things change, always do. And although we will probably never remove Baycation from the rental market completely, we may lessen the number of weeks we rent it, or maybe even self manage someday. If we have a list of our best renters, we could contact you with changes to make sure those of you who love our house can still be able to rent it even if things change.
We have learned through experience that more than two dogs in the house creates a tremendous amount of dog hair to clean up. We have a wonderful young lady that cleans Baycation after each departing group, and it is just her. She has only 7 hours to clean up after 10 guests who often did not lift a finger to clean up after themselves. To add in 2 dogs is more than enough of an added clean-up do have to do. Three dogs means she cannot get done cleaning in time for the arriving next group. Plus the wear and tear on the house and furniture, even though I provide couch covers, most people who have brought pets have not used them but have allowed their pets on the couches.
